Reduce energy costs 30-60%, improve employee comfort, and enhance building security with commercial window film solutions from Compass Window Tinting. Serving offices, storefronts, and buildings throughout the greater Puget Sound region.
We offer four primary commercial window film products, each engineered for specific applications and business needs. Every installation includes free site survey, energy analysis, and ROI projections.
Solar control film blocks infrared heat from the sun while allowing natural light to pass through. Available in dyed, carbon, or ceramic technologies, this is the most impactful energy-saving upgrade for any commercial property.
Ideal for: Office buildings, retail storefronts, restaurants, medical offices, warehouses, call centers, and any energy-conscious business.
Security film is a thick, adhesive polyester layer applied directly to glass surfaces. If glass breaks due to break-in, natural disaster, or accident, the film holds shards together, preventing glass from scattering.
Ideal for: Banks, jewelry stores, pharmaceutical facilities, government buildings, schools, hospitals, and retail in high-risk areas.
Anti-graffiti film is a clear protective layer applied over glass and polished surfaces. It acts as a sacrificial barrier that absorbs graffiti and vandalism instead of the expensive glass or substrate beneath.
Ideal for: Retail storefronts, restaurants, banks, government buildings, public facilities, and businesses in vandalism-prone areas.
Decorative film transforms plain glass into frosted, patterned, or branded surfaces. Privacy film obscures visibility while maintaining light transmission, and branded film displays your company logo or design.
Ideal for: Corporate offices, medical and dental practices, law firms, retail storefronts, restaurants, fitness centers, and hospitality businesses.
Improve employee comfort and reduce energy costs in multi-story and open-plan office spaces. Eliminate hot spots and screen glare while maintaining natural light.
Enhance security, reduce merchandise fading, and protect customers with commercial window film. Anti-graffiti film keeps your storefront pristine.
Create comfortable dining spaces with reduced heat and glare while showcasing your brand with decorative film options.
Ensure patient privacy and comfort with frosted privacy film and heat-rejection technology. Reduce glare on examination equipment.
Protect students and staff with security film and reduce energy costs in educational facilities — often qualifying for energy-efficiency grants.
Improve working conditions and reduce cooling costs in large, sun-exposed industrial spaces. Significant HVAC savings on large footprints.
Solar control window film reduces the load on your HVAC system by preventing solar heat gain. On average, commercial clients see a 30-50% reduction in cooling costs during warm months, translating to thousands of dollars in annual savings depending on building size.
For a typical 10,000 sq ft office building:
These figures are conservative estimates. Buildings with significant west or south-facing glass in Washington's variable climate often achieve even faster payback periods due to the significant cooling load reduction.
Excessive heat and glare near windows harm employee comfort and productivity. Reducing glare on computer screens, eliminating hot spots, and maintaining consistent temperatures creates a more pleasant work environment. Studies show improved workplace comfort increases productivity and reduces absenteeism — a value that compounds annually.
UV rays fade fabric, merchandise, artwork, and interior furnishings. Commercial window film blocks 99% of UV radiation, protecting your inventory, displays, and building interior from sun damage — preserving the value of your assets over time.
Our team conducts a detailed on-site survey of your commercial property. We assess your building's current window conditions, sun exposure, heat patterns, and specific business needs — including building orientation, window type and condition, heat gain inefficiencies, security and privacy concerns, and aesthetic objectives.
Using industry-standard tools, we calculate your potential energy savings and provide a detailed energy analysis showing current heating and cooling costs, projected savings with window film, expected payback period, and 10-year and 15-year value projections.
Based on your needs and budget, we recommend the optimal film type, tint level, and installation approach. We provide physical samples so you can see exactly how the finished appearance will look before committing.
Your business cannot shut down for window tinting. We schedule installations during off-hours — early mornings, evenings, or weekends — to minimize disruption. For large buildings, we phase installations across multiple sessions by floor or department.
Our certified installers apply window film using precision techniques. Installation typically takes 1-2 days for standard commercial spaces and 1-3 weeks for large buildings.
After installation, we conduct a thorough quality inspection and provide complete warranty documentation including lifetime manufacturer defect coverage on all films, 5-year labor warranty on installation, and full coverage against peeling, bubbling, and adhesion failure.
Commercial window tinting cost depends on building size, film type, and window accessibility. Typical ranges: Small office $3,000-$8,000 | Medium office $8,000-$25,000 | Large building $25,000-$100,000+. Solar control film costs $5-$12 per sq ft. Security film costs $10-$20+ per sq ft. High-rise buildings may require specialized equipment and higher labor costs. Request a free site survey for accurate pricing.
Small to medium offices take 1-3 days. Large office buildings take 2-4 weeks with phased installations. Multi-story commercial complexes take 4-12 weeks. We schedule to minimize business disruption and often work floor-by-floor or department-by-department.
No. Quality commercial window film is designed to be nearly invisible. Solar control film creates minimal visual change — light still enters naturally but heat is blocked. We provide samples so you can see the exact appearance before installation begins.
No. Professional window film installation does not void manufacturer warranties on windows. We use certified films and installation methods that comply with window manufacturer requirements. We carry full liability insurance and provide comprehensive warranty documentation for all installations.
Yes. Security film is certified to meet ASTM F1233 and F2248 safety standards. While security film will not make glass unbreakable, it significantly slows forced entry — glass may crack, but the film holds shards together, often causing burglars to abandon the attempt. Security film is approved by the Department of Homeland Security for federal buildings.
Absolutely. We offer early morning installations (6:00 AM start times), evening installations, weekend installations, and phased floor-by-floor or department-by-department scheduling for large buildings. Contact us to discuss your preferred installation schedule and we will accommodate your business needs.
Window film requires minimal maintenance. Clean with standard glass cleaner and soft cloths after 30 days of curing. Avoid abrasive materials and steel wool. Inspect annually for any issues — rare with quality film. Properly installed commercial window film lasts 10-15+ years with minimal care.

We believe in full transparency with our commercial clients. Window film is not the same as glass — it’s an applied product that goes through a natural curing process before reaching its final appearance. All Compass Window Tinting commercial installations follow the International Window Film Association (IWFA) quality guidelines, and we want building owners and property managers to know exactly what’s normal during and after installation.
During installation, we use a detergent solution to position the film precisely on the glass. Some residual water gets trapped between the film and glass — this is completely normal. Over the following days and weeks, that water evaporates and the adhesive reaches its full bond. Until then, you may notice haziness, small water pockets, or slight distortion on some panels. This is temporary and will clear up on its own.
During the curing period, tenants and staff may notice small water bubbles, slight haze, minor streaks, or tiny trapped particles. These are not defects — they are a natural part of the curing process recognized by the IWFA as standard across the industry. Water pockets typically clear within 2–4 weeks, and any remaining haze resolves as the adhesive fully dries.
Standard solar and UV films (up to 4 mil) typically cure in about 30 days. Thicker ceramic films (4–8 mil) take around 60 days. Security films (8–12 mil) need approximately 90 days, and heavy security films can take up to 140 days. Seattle’s climate may extend cure times during cooler, cloudier months — that’s perfectly normal.
During the curing period, do not clean, touch, or disturb the film. Avoid pressing on bubbles or water pockets. Do not use window cleaner on newly installed film. Wait at least 30 days before cleaning. When cleaning, use a soft cloth with mild dish soap and water. Avoid ammonia-based cleaners, abrasive materials, and paper towels. Share these instructions with your janitorial staff.
You may notice a small gap (1–4mm) between the film edge and the window frame. This is intentional — it allows installation water to escape and prevents peeling. On large commercial glass panels, a straight seam line (splice) may be necessary where the glass exceeds the film width. Per IWFA standards, these splice lines should be straight, parallel to the frame edge, and not considered a defect.
After 30 days of curing, inspect windows from the room side at about 6 feet in natural daylight (not direct sunlight). This is the IWFA-recommended inspection method. From this distance, your film should appear clean, clear, and uniform. Minor imperfections visible only at very close range or at extreme angles are within industry-accepted standards. We provide a formal walkthrough for property managers upon request.
Our installation quality standards follow the IWFA Architectural Visual Inspection Guideline for Applied Window Film (January 2020). We are committed to full transparency with every commercial client.
